Paul Kiebler has been directly involved in the planning, construction, lease up and management of more than 20,000 apartment homes. He has been a managing member or President of companies that have constructed over 3,000 multi-family apartment homes located in Ohio, Pennsylvania, South Carolina and Florida. Select development projects include Ventana Hills Apartments (470 apartment homes), Ridgebrook of Concord (30 apartment homes), Berkley Manor Apartments (252 apartment homes), Gateway Crossing Apartments (256 apartment homes), Foxmoor (223 apartment homes), The Village of Sewickley Hills (100 apartment homes), Woodcreek Farms Apartments (176 apartment homes), and Slippery Rock Student Housing/the Ivy Apartments (632 student beds). Formerly, Paul was a licensed real estate appraiser in the states of Ohio, Illinois and Michigan and an Associate Member of the American Appraisal Institute. 

Jeff DeChellis – Director of Acquisitions

Jeff has over 10 years’ experience in the acquisition of investment real estate across the country. At APM Jeff leads all transactional activities related to the firm’s portfolio including acquisition, disposition, capital markets and investor relations. 

Prior to APM, Jeff served as the Director of Finance at Fairmount Properties where he specialized in structuring the firm’s ground up, mixed-use real estate development investments. Before Fairmount, Jeff was the Senior Associate of Acquisitions at DDR Corp, a publicly traded real estate investment trust. In this role, Jeff was responsible for underwriting, negotiating and closing more than $6.0B of retail acquisitions and dispositions during his tenure. 

Jeff graduated with a Finance degree from John Carroll University in University Heights, OH and his master’s degree (MBA) from Cleveland State University. Jeff resides in Westlake, OH with his wife and two daughters.

Jason Wasserbauer

Jason Wasserbauer – VP

Jason has a wealth of knowledge in the rental industry. He began as a General Manager in fast paced car rentals, but soon shifted his focus to property management where he began his 15-year property management career as a Regional Property Manager, Regional Operations Manager, Operations Director, COO and eventually Executive Director. Over the years, Jason has worked with a wide variety of multi-family housing communities. He is well versed in the affordable housing industry, as well as market-rate communities. His intimate knowledge of the industry helps APM shape and mold solid organizational policies and procedures. Jason is also a specialist in building individual property strategic business plans. Since 2000, he has operated multi-family properties in locations throughout the Midwest U.S. He takes a “taskforce” approach to asset management, assembling an appropriate team of experts to match specific challenges.

Jason has a B.A. in Business Management from Walsh University, is certified in tax credit management and is a Certified Occupancy Specialist. 

Stephanie Sturzinger – Director of Operations

Stephanie directs property operations for all of APM’s residential communities. She also oversees market research, occupancy control, resident relations, corporate branding, positioning initiatives, and regulates the design and development of APM related online and collateral material. Starting in 1999, Stephanie has had experience at General Investment and Development Company, Windsor Communities, Dominium Apartments, The Coral Company and For Rent Media Solutions to name a few. Stephanie’s areas of ability are diverse, enabling her to quickly shift from devising strategic marketing plans and advertising campaigns, to overseeing PR activities, to solving difficult resident issues or hiring and training staff. She has been successful in the leasing and stabilization of high profile properties in her portfolio and the repositioning of existing sites. Ms. Sturzinger has been actively involved in the Northeastern Ohio Apartment Association. 

She has been the Chairperson of the Education Committee and is an Approved Grader/Instructor for the Certified Leasing Professional classes. She has an B.A. in Communications from Bowling Green State University.

Joe Conti

Joseph Conti – Director of Construction

Joseph brings over 20 years of experience in Occupied Multi-Family and High Rise Construction/Renovation Management. Mr. Conti most recently served as Vice President of Construction and Facilities for PK Management one of the three largest Owner/Managers in the Affordable Housing Industry. While at PK Management, Joseph was directly responsible for the restructuring of the Construction/Facilities Division and had direct oversight for multiple Renovation projects, the yearly Cap-Ex Budget of over 25 mm, and management of 300+ staff associates for the day to day plant responsibility for 20,000 apartment homes at over 160 locations nationally in 27 states. 

As the Director of Construction, Joseph Conti is responsible for leading and directing the overall growth and success of APM’s Construction/Renovation Operations. Joseph will work in partnership with the Executive Team in strategic planning issues and development to optimize the expansion, mission and future investments goals at APM. 

Joseph completed his Bachelor’s Degree in Business Management at Alameda University.

John Schuler

John Schuler – Director of Marketing

John is responsible for the creation and implementation of strategic marketing and advertising initiatives for the company's managed apartment communities. John also outfits training programs for all APM team members. John's focus expands to the research, tracking and analysis of all market conditions and trends; marketing assessments and forecasting; technical systems integrations; content and social media management and engagement; and community involvement. John is responsible for the onboarding of all new-hires as well as the ongoing training of property management software, sales procedures, and company policy implementation - spanning across all facets of the organization. John has years of property management and marketing experience in the field of Community Management. In his previous role of Marketing Manager at APM, John has worked both at the corporate level as well as at site level allowing him the working knowledge needed to create cohesion and understanding within the company. A former employee of Draper & Kramer in Chicago, John has also had exposure to Condominium, Rental, and Commercial markets. John is a graduate from Kent State University.

Sharon Zinser – Chief Financial Officer

Sharon has over 25 years’ experience in financial management for the investment real estate industry, most recently at Morgan Communities in Rochester, NY where, for six years, she directed the financial reporting and accounting operations for Morgans apartment portfolio of approximately 28,000 units in 140 communities located in 14 states. Priorto Morgan, Sharon worked for The K&D Group in Willoughby, OH, overseeing the day-to-day financial matters for over 12,000 apartment units as well as being actively involved in all acquisitions and refinancing activity for the company. She received a Bachelor of Science degree in accounting from Miami University in Oxford, Ohio, an MBA from Cleveland State University and is a Certified Public Accountant in the State of Ohio (inactive).

Steve Pogozelski - Director of Accounting

Steve has 17 years’ experience in financial management in the real estate industry including 5 years with APM. Prior to APM, Steve spent 10+ years as Director of Accounting with Realty One, a Residential Real Estate Company with approximately 20,000 annual transactions. Following college graduation, Steve spent six years in Public Accounting with a Large National Firm working with primarily with closely held entities. He received a Bachelor of Business Administration degree in accounting from Cleveland State University and is a Certified Public Accountant in the State of Ohio (inactive).
